How is it determined? The market drives the value, simply put, it’s worth what someone is willing to pay for it. But how do we arrive at the list price? I provide you with a Comparative Market Analysis performed the way that an appraiser would go about valuing your home. Criteria is based on sales and pending sales with the same number of beds, baths, ft2, lot size, similar condition of your home, within a 1 mile radius of your home, within the same elementary school district, sold in the last 6 months. I’ll give you a small range based on this criteria. From that information you will then determine where to start.
